What does it look like when a building truly responds to its climate – and its community?

CBUS Property have introduced a new benchmark for subtropical apartment living in Brisbane at 443 Queen Street — and the building’s design makes clear why.

Designed by Singapore’s WOHA, with Architectus and Kris Kowalski Architects, the tower takes a refreshingly different approach to high-rise living. Rather than packing apartments tightly to the building’s edge, the design opens up — creating room for breezes to move through, greenery to take hold, and residents to pause and breathe. Step out of the lift on any floor and you’re greeted by lush tropical planting and a view over the Brisbane River. Each of the 264 large-format residences achieves full cross-ventilation with double the typical façade area, and every apartment has its own private outdoor space — empowering residents to live comfortably without relying on air-conditioning.

Reinterpreting the beloved Queenslander tradition through operable louvres, naturally ventilated lobbies and climate-responsive detailing, the building became Australia’s first to achieve a 6 Star Green Star rating for residential design. Resort-style amenity, 4,400sqm of landscaped tropical gardens and a rainwater harvesting system complete the picture.

But the building thinks about the city as much as it thinks about the people living in it. The ground floor is deliberately open, restoring a view corridor to the Story Bridge lost for over a century and reconnecting the CBD to the river. Vibrant terraces, food outlets and lush gardens reactivate what was once a neglected precinct — a genuine public gift at the base of a skyline-defining tower.
